The property at 107 S. Colonial Ave. no longer has a structure upon it as of about the third week in May, 2008. After years, bordering on decades, of neglect by the property owner after a fire at the property, a city inspection provided evidence of public safety hazard, and a demolition order was issued for the building. All that remains now is a flat lot strewn with straw, but for the ever present weeds flanking the sidewalk. Technically thought, it’s still vacant!

CHPN is reporting that a demolition permit is being filed. The ownership info is out of date here and it’s now owned by Earl and Gail Johnson.

There have been 10-15 squatters constantly living in the shell of this house of the empty garage in the back of the property. Police round up the squatters and they come right back the next night. This place should be leveled.

This house is no longer vacant. I’m the proud new owner.

This property is going to auction Feb 28th. It is an unfinished rehab project and had a bunch of work done to rebuild the partly rotted structure. But it still needs a lot of finish work. Probably $60k worth. It is 2600 Square feet, 4 or 5 bedrooms with a master suite. 2 full baths and room for a half bath downstairs. All the framing, rough electrical, plumbing, and hvac is done and inspected by the city. The inside units are present and installed. Full tubs are installed. Recessed lighting is installed. It would make a great rehab for an experienced contractor or investor if it can be had cheap enough at auction. It should be able to sell at between $180k and $210k once it’s finished. It appraised at $230k (in renovated condition) January of 2007.

This is an abandoned property at 3124 Edgewood Avenue owned by Everett H Mosby Jr. This property has been brought to the city’s attention multiple times and yet nothing continues to be done about the poor condition of the building. City inspector Tom White has spoken to me several times about this matter yet no meaningful action has been taken against this property owner. The trash on the front porch has been there for almost two years. Ths latest problem is a family of raccoons that is inhabiting the attic and open back porch of the house. Richmond Animal Control refused to take care of this matter, and this puts neighbors and their pets in danger. This community is trying to revitalize but with property owners like this who are not held accountable by the city, the process is being help up significantly. I truly regret that I must call this city my home, because they have failed miserably in working with at least one responsible citizen in myself.

Unless I’ve got the address wrong, this house was torn down this past week.

Most of the houses at the end of this block have been restored or in the process of being restored for the past 9 months-1 year.

I’m not sure yet, but this house may be under restoration currently. It’s either this one or the similar house nearby that’s blue and had the torn up pink reading chairs on the front porch.

This house, the circa 1907 Ruehrmund-Battenberg House, was purchased in Feb 2007 and is currently inhabited as a single family residence and is undergoing further renovation and restoration.
